Role Overview: We are looking for a Senior Operations Manager to take overall ownership of the operational delivery of multiple high\-end residential interior projects. Reporting directly to the Founder, the role will be responsible for project delivery, P\&L and commercial performance, client experience, team leadership, vendor management and operational improvement across the function. The candidate will work closely with Design, Project Management, Procurement, Accounts, vendors and other internal and external stakeholders, while leading the operations team and driving process and business improvements. Key Responsibilities: Operations \& Project Delivery * Own the end\-to\-end delivery of multiple high\-end residential interior projects from kickoff to final handover. * Review project timelines, milestones, quality, resources, risks and overall performance. * Identify bottlenecks and execution risks and ensure timely corrective action. * Review Project Manager, Site Supervisor. procurement performance and ensure accountability for project deliverables. * Ensure consistent execution standards across projects, including site coordination, documentation, reporting and handover. P\&L \& Commercial Management * Own the P\&L and commercial performance of the operations function. * Monitor project commercials, BOQs, costing, billing, variations and project profitability. * Review contracts, vendor costs and payment milestones and ensure appropriate commercial controls. * Drive commercial efficiency and profitability while protecting design intent, quality and client experience. * Lead or support negotiations with contractors, suppliers and other external partners. Client \& Stakeholder Management * Build and maintain strong relationships with HNI clients and ensure a high\-quality project experience. * Handle key client discussions, escalations, negotiations and payment\-related matters. * Coordinate closely with Design, Procurement, Accounts and Project teams to ensure alignment between design intent and execution. * Maintain effective relationships with consultants, contractors, suppliers and other project stakeholders. Team Leadership * Lead, mentor and develop Project Managers, Site Supervisors, Procurement team and the wider operations team. * Set clear responsibilities, performance expectations and accountability across the team. * Identify manpower requirements and work with HR on hiring, team development and capability building. Process \& Vendor Management * Review and improve operational processes to enhance efficiency, quality, productivity and commercial performance. * Establish effective systems and reporting for project progress, risks, commercials and operational performance. * Strengthen SOPs across project planning, execution, reporting, vendor management and handover. * Build and maintain a strong vendor network across key project categories, with focus on quality, capacity and market competitiveness. Governance \& Compliance * Ensure projects comply with applicable statutory, safety, contractual and company requirements. * Ensure required documentation, approvals, reporting and operational controls are maintained. * Address operational issues promptly in coordination with the relevant teams. Key Skills \& Expertise * Excellent verbal and written communication skills. * Strong experience in high\-end, customised residential interior execution and operations. * Strong understanding of MEP, HVAC, Fire Fighting and ELV coordination and execution. * Strong knowledge of project commercials, BOQs, costing, billing and commercial controls. * Strong P\&L and profitability understanding. * Excellent project planning, scheduling, risk management and problem\-solving skills. * Good knowledge of luxury materials, finishes, marble/stone, sanitaryware, fittings, furniture and premium interior products. * Strong HNI client handling, negotiation and stakeholder management skills. * Proven team leadership and experience managing multiple projects simultaneously. * Strong contractor and vendor management skills with knowledge of current market rates. * Open to new ideas and adaptable in a fast\-paced Start\-up environment * ERP / project management software experience would be an advantage. * Willingness to travel to project sites as required. Who Qualifies? Education * B.Arch/ B.E. (Civil) \+ PG/ Diploma in interior designing or project management * NICMAR qualification in Construction / Project Management will be preferred * Certification in Construction / Project Management will be an added advantage Experience * 12–18 years of relevant experience, preferably from the interior design or luxury residential projects industry * Proven experience managing multiple high\-value residential projects from kickoff to handover. * Experience leading Project Managers, Site Supervisors and multidisciplinary teams. * Strong exposure to P\&L, commercial management and operational leadership. * Experience in personalized residential interiors executed after builder possession.
